How We Calculate an Offer on an Inherited Property
Every inherited property is different. We look at the home, its condition, recent comparable sales, estate timing and the costs involved before deciding what we can offer. We’ll explain the main factors so you understand how we arrived at the number.
- Recent comparable sales in the area
- The property’s current condition and required repairs
- Location, layout and local buyer demand
- Renovation, holding and resale costs
- Estate timing, legal readiness and preferred closing date
Important: A direct cash sale is designed for simplicity, certainty and convenience. If getting the highest possible price is the estate’s main priority and there is time to prepare and fully market the property, listing with an agent may be a better fit.
Is a Direct Sale Right for an Inherited Property?
A direct sale can make sense when simplicity, certainty and less preparation matter most. Listing with an agent may be a better fit when maximizing price is the main priority and the estate has time to prepare and market the property.
Inherited Property Situations We Can Handle
You do not need to resolve every property or estate issue before contacting us. Tell us where things stand and we’ll explain whether we can help and what the next step would be.

Inherited Property FAQ
What Ontario executors, heirs and families usually want to know before requesting an offer.
Are you the actual buyer or a real estate agent?
We are a direct home buyer, not a real estate agent or lead-generation company. Home Flippers buys properties directly from Ontario homeowners and estates, as-is and without a public MLS listing. There are no agent commissions or fees paid to us.
Can I sell an inherited house before probate is complete?
We can begin reviewing the property and discussing your options before probate is completed. When probate or a Certificate of Appointment is required, the purchase normally closes after the estate has the legal authority and documents needed to transfer the property.
What if several heirs or beneficiaries are involved?
We can discuss the property and proposed sale with the person authorized to act for the estate. Before closing, the required legal authority and signatures must be in place. Your estate lawyer can confirm who is required to approve or sign the sale documents.
Do I need to clean out or repair the inherited property?
No. We buy inherited homes as-is, including properties that are outdated, damaged, cluttered, tenanted or in need of major repairs. You do not need to renovate, stage or completely clean out the house before contacting us.
How quickly will I receive an offer?
We usually call within about five minutes during business hours. After reviewing the property and the details of the estate situation, we aim to discuss a no-obligation cash offer within 3-6 hours.
How fast can an inherited property sale close?
Once the estate has the legal authority to sell, the title is clear and everyone is ready, many purchases can close in 7-14 days. You can also choose a later date. If probate or other estate documents are still required, closing depends on those legal requirements being completed first.
What happens after I submit the form?
We’ll call to learn more about the inherited property, where the estate stands, and the timing you’re working with. We may ask for photos or arrange a brief walkthrough if needed. We’ll then discuss the price and terms with you. If everything makes sense, we prepare the Agreement of Purchase and Sale for review, with the closing completed through Ontario real estate lawyers.
